What’s the Difference Between a Buyer’s Agent and a Real Estate Agent?

The main difference lies in their clients. A real estate agent works for the seller (vendor) to market and sell the property, while a buyer’s agent is hired by the buyer to find a suitable property and perform various related services.

Clinton Slotegraaf Founder & Principal Buyers Agent Zero Gravity Advocates Helping Australians Build Wealth Through Smart, Cash-Flow Positive Property Investments My property journey began in 2011 in Bendigo, where I built my first home using the First Home Buyers Grant. It wasn’t glamorous, but it was a foothold — the start of a long-term plan to achieve financial freedom through property. In 2016, I moved to Myrtleford for a teaching role and made the strategic choice to keep the Bendigo property as a fully furnished rental. That decision allowed me to generate passive income while building equity. In Myrtleford, we purchased a tired but liveable four-bedroom home and invested time and effort into renovating it. But the end goal was always lifestyle-driven — and Bright, just 30km away, offered exactly that. As an avid cyclist and snowboarder, the move felt natural. In 2020, we built our dream home in Bright while retaining the Myrtleford property as an investment. As the post-COVID property market surged, we leveraged the rising equity to invest interstate, purchasing a new build in Lawnton, north of Brisbane. It taught us a valuable lesson about the real cost of delayed titles and the importance of deal structure over developer promises. Next, we diversified through a Self-Managed Super Fund (SMSF) to acquire a dual-living investment in Stafford Heights, just 9km from Brisbane CBD. With a main dwelling and a granny flat — both tenanted rapidly — this asset became a cornerstone of our portfolio, delivering strong yield and steady cash flow. In time, our investment philosophy matured. We sold the Myrtleford and Lawnton properties — not due to poor performance, but because they no longer aligned with our refined strategy. Myrtleford had hit its capital ceiling, and Lawnton lacked the long-term owner-occupier appeal essential for reliable capital growth. These two strategic exits allowed us to: ✅ Eliminate all non-deductible debt on our $2 million Principal Place of Residence ✅ Substantially reduce SMSF loan balances ✅ Increase our borrowing capacity and unlock new structuring opportunities Strategic Restructuring Unlocks New Growth With stronger servicing capacity and smarter structures in place, we acquired a high-performing investment property configured for exceptional yield and flexibility — all with no money down. This newly purchased property included: A main residence expertly converted into 3 self-contained micro-apartments, each with a private digital entrance, kitchen, living space, bedroom, and ensuite — everything a single occupant would need. A separate block of 4 additional micro-units at the rear, also fully self-contained and designed for long-term rental performance. The entire deal was funded through 100% lending, using equity and expert structuring — no cash deposit required. Even with today’s higher interest rates, the property pays for itself after all outgoings, including council rates, water, land tax, and agent fees. The result? 👉 9.8% gross yield in a blue-chip location 👉 Fully tenanted 👉 Exceptional cash flow and growth potential Scaling Smarter — Not Harder This is the same strategy I now help clients implement.
